For most of us, buying a home isn’t just a matter of where you’ll live your life; it’s also the biggest single investment you’re likely to make. As such, it is both an exciting and challenging process, which has become increasingly complex nowadays in a market filled with so-called “distressed” properties (short sales and bank-owned foreclosures); as well as motivated conventional sellers. Today’s buyer needs to know they are well represented with the knowledgeable skill and experience of a professional real estate agent.

We all know the vast majority of buyers nowadays begin on the internet, searching consumer sites to get a good idea of the market. Great! Finding houses for sale is the easy part.  But the agent who has first-hand knowledge of the particular communities and neighborhoods, with the most accurate information derived straight from the local Multiple Listing Service, title searches and accurate examination of comparable area sales will be able to help find the best properties at an appropriate price. Simply finding the home you’ve been looking for is only the beginning of a complex process.

As your agent, I provide additional preliminary information on listed properties, with additional search via a network of agents for any additional “pocket” listings that may not yet be on the market.  I’ll help you preview as many properties as necessary to find the right one.  I’ll review the history of comparable sales, then help prepare your offer and negotiate the best deal. Once your offer (or counter offer) is successfully negotiated, I will then walk you through all the necessary steps of the escrow process, inspections and disclosures, meeting contingency deadlines, and overcoming obstacles that often arise, until the day you’re handed the keys to your new home.

Best of all, these professional services are all provided at no cost to you, the buyer. The seller pays the buyer’s agent’s commission!

As your “Buyer’s Agent.”  The benefits of any buyer representation is their fiduciary responsibility and dedication of a buyer’s agent to the home buyer. The buyer’s agent and homebuyer establish a mutual agreement, known as a buyer agency agreement, that will entitle the homebuyer to, but is not limited by:

  • Loyalty - The real estate agent must act in the best interest of the buyer.
  • Disclosure - All material facts such as relationships between agent and other parties, existence of other offers, status of earnest money, seller’s financial condition, property’s true worth, commission split with other brokers, and legal effect of important contract provisions.
  • Confidentiality - Any discussions, facts, or information that should not be revealed to others but does not include responsibility of fairness and honesty in dealings with all parties.
  • Accounting in dealings - Reporting of where any money placed in the hands of the broker is kept.
  • Reasonable Skill and Care - Arriving at a reasonable purchase price and advising the buyer of such, affirmatively discovering material facts and disclosing them to the buyer, investigating the material facts related to the sale. With a buyer agency, the interests of the homebuyer will be represented in the purchase of the home. This scenario is different from a typical transaction where the buyer is not technically represented.
  • Trust & Confidence – Above all, the personal and professional integrity of your agent to provide you with a level of service that will meet and exceed your expectations is of highest priority.

Searching by yourself?  There’s a better way …

Buyers often begin looking for their home on their own, after surfing consumer websites, then stopping by available open houses on the weekends. While it may help to give you a “feel” for certain neighborhood markets, it can be a haphazard approach. Having a good plan and strategy to begin your search can save you a lot of time and trouble, and avoid the misinformation that can pervade the process.

Finally, to get started the best way, I assist my buyers getting the all-essential pre-approval letter from a credible lender of their choice, that must accompany any offer on any property these days. Obviously, your search criteria will include the price range for which you know you can qualify; unless, of course, you’re one of the fortunate few who may be an all-cash investor. [Note: The pre-approval is not to be confused with a loan application. It simply gives all parties to a potential sales transaction the strong likelihood you will be able to obtain necessary financing, once an offer is successfully negotiated.]
